Is an online rent agreement with Aadhaar eSign legally valid in Karnataka?

Yes. Electronic signatures are recognised under the Information Technology Act, 2000, and Aadhaar eSign is a notified method issued through government-licensed providers. Combined with the correct Karnataka e-stamp, your agreement is validly stamped and validly signed.

What does it cost?

Rs. 800 service fee plus stamp duty at actuals (the duty goes to the government e-stamp, not to us). No hidden charges, no doorstep-visit fees.

How long does it take?

Typically minutes once both parties are ready with their Aadhaar-linked mobiles. There is no courier, no printing and no office visit at any step.

Can landlord and tenant be in different cities?

Yes. Each party signs from their own phone using an OTP sent to their Aadhaar-linked mobile - different cities, or even one party outside India, works fine as long as the property and agreement are under Karnataka jurisdiction.

How do I verify the e-stamp is genuine?

Every agreement we deliver carries its e-stamp certificate number. You can verify it independently on the official government e-stamping website - our delivery email includes the number and a step-by-step verify link.

Why are rent agreements usually 11 months?

Agreements of less than 12 months are not compulsorily registrable in Karnataka, which keeps the process simple and low-cost. Stamp duty is still required - which is exactly what we handle with the e-stamp.

Which documents can NOT be signed electronically?

Indian law excludes wills, trusts, powers of attorney, negotiable instruments, and sale deeds of immovable property from e-signing. Rental and leave-and-licence agreements are NOT excluded - they are fully valid to eSign.

Do you serve states other than Karnataka?

Not yet. We currently generate e-stamps and agreements for Karnataka jurisdiction only.
