Rental agreement FAQs

Why are rent agreements in Karnataka usually made for 11 months?

Agreements for a term of less than 12 months are not compulsorily registrable, which keeps the process simple and low-cost. That is why the 11-month agreement became the convention. Stamp duty is still payable on an 11-month agreement — and that is exactly what the government e-stamp on your DigitalPatra agreement covers.

Does an online rent agreement need to be registered?

For terms under 12 months, registration at the Sub-Registrar's office is not compulsory in Karnataka, and most residential rent agreements are made for 11 months for this reason. An e-stamped, Aadhaar-eSigned agreement is a validly stamped, validly signed contract. If you choose a term of 12 months or more, registration is a separate process at the Sub-Registrar's office — we will tell you upfront if your case needs it.

Is this agreement valid as HRA proof for my employer or for income tax?

Yes. Employers and tax authorities ask for a duly stamped and signed rent agreement, and that is exactly what you receive: an agreement on a government e-stamp with a verifiable certificate number, signed by both parties via Aadhaar eSign. The PDF carries the full audit trail of the signatures.

Can the landlord and tenant sign from different cities?

Yes — that is the whole point. Each party signs from their own phone using an OTP sent to their Aadhaar-linked mobile number. Landlord in Bengaluru, tenant in Delhi, or one party outside India — it all works, as long as the property and agreement fall under Karnataka jurisdiction.

What details do I need to create the agreement?

Names, addresses and contact details of the landlord and tenant; the full property schedule (flat/house number, building, street, locality, city and PIN); monthly rent, security deposit, term and start date; and any specifics like maintenance, parking, or notice period.
